We begin our property management process by consulting with you to understand your needs.
This is followed by marketing and advertising to find the most suitable tenant.
We prepare all the paperwork for you and will provide you and the tenant with the signed documents once completed.

One of our team members will be dedicated to your rental collection and follow-up daily to prevent rental arrears.
We offer many different methods to collect rent to make this process easier for the tenants.
Monthly statements are provided at the end of each month. A detailed statement will provide a transparent overview of all financial transactions and activities related to your property. We can handle bill payments on your behalf, including council rates, landlord insurance, water rates, body corporate rates. These will be settled with the rental income received.

Prior to leasing, we will provide recommendations to improve your property to maximise your rental income.
After leasing, maintenance requests by the tenant will be processed and confirmed by you. We have an established database of electricians, plumbers, handymen and other professionals to ensure the job can be completed as efficiently as possible at a fair price.

Before moving in, we complete a thorough entry condition report with photos for reference.
Throughout the tenancy, condition reports will be completed periodically to ensure the property is being appropriately looked after.
At the end of the tenancy, an exit condition report will be completed and compared to the entry report. Any damages and bond cleaning can be arranged by us so that the property remains in its best condition for the following tenant.

To maximise tenancy retention, we start the lease renewal discussion early for sufficient time to complete market appraisals, negotiations and paperwork.
If required, this lead time will allow us to find new suitable tenants prior to vacation which will minimise losses in rental returns.
The lease renewal period is a perfect opportunity to review rental price and analyse the market to maximise your rent and investment of your property.

Our total fees are inclusive of the following: Management fee, letting fee, admin fee, advertising, and tribunal fee (if applicable).

For the Tenants

Contact us via email, phone or contact us page to begin the process of finding a property. Otherwise, you can browse available properties on our realestate.com page.
After you have submitted the appropriate paperwork, we will begin processing the application and liaise with the property owner. Once accepted, we will contact you to prepare the lease and key collection.

Rent can be paid through many different means to make it easy for you.

Maintenance can be requested by contacting us or lodging a request via the portal. We will contact you for further information and arrange for the appropriate people to come out and remedy the situation as soon as possible.

Inspections are conducted after the first three months of a new tenancy, followed by two inspections per year. We will provide a comprehensive overview of the findings and communicate promptly should any specific areas require attention and follow-up.

We will contact you with plenty of time prior to your lease expiring to begin the discussion of a potential renewal.
If you choose to renew, we will discuss with the property owner to prepare a new lease.
If you choose to vacate, we will begin the appropriate procedures including finalisation of applicable bills, cleaning instructions, and guidance on bond finalisation.
